Design-Build Project Delivery

Design Build is a method of project delivery in which the owner executes a single contract with one entity (design builder) to provide architectural/engineering and construction services.

It is our company policy that The Design Build Group llc subscribe to an open book approach and the fundamental principles of honesty, fairness and lawfulness. An open approach to design build has inherent advantages. They are:

The ultimate project cost, occupancy date and quality of the finished project are controllable risk issues for our clients. The Design Build Group provides project resources utilizing a two phased approach.

Phase One:

Conceptual Design and Budgeting

Phase One is an integrated process where estimating and design, working in conjunction to develop a preliminary facility program. This planning phase identifies project requirements, explores alternatives and develops the definition of scope, cost and schedule criteria. All aspects of this phase is reviewed and approved to meet client’s needs.

Alternate approaches are developed to ensure the owner’s intent, financial and schedule requirements are adequately served without compromise to quality.

Phase Two:

Detailed Design and Construction

During Phase Two, The Design Build Group will confirm all assumptions made during Phase One. We will establish the scope of work and plans in sufficient detail to provide you with guaranteed maximum or lump sum price and a definitive project schedule.

Phase Two shall be consistent with the program intent as outlined in Phase One. The Design Build Group, will submit construction documents for review and approval by owner. Construction documents will include architectural, engineering drawings, specifications and other documentation necessary for regulatory agency approval. The Design Build Group, with the assistance of the owner, shall file documents required to obtain necessary approvals.

We will provide all necessary construction resources to successfully implement your facility.
