The Design Build Group, LLC, will provide provisions for 100% of all costs, fees and expenses required for design, financing, development and construction of the facility.
At the conclusion of the lease term, the ownership of the facility, land, equipment and other improvements can revert to the lessee.
The lessee will have no liability for any cost overruns of the project from the date of acceptance of development agreement. Provisions will be established for those costs incurred from change orders as requested by the lessee.
Design/Build Leaseback approach will allow us to guarantee the project cost early on and virtually eliminate change orders.
With the undivided accountability, we cannot shift responsibility for defects or non-performance to another party.
Also, because our approach is single source, we can reduce the administrative burden to you because design/build is only resource intensive during early stages.
The lessee will not be required during actual design and construction to coordinate and arbitrate between separate contracts or resolve budget and schedule conflicts.
